Mexican Tile Renew Project In Sarasota Fl Where Rubber Pad Had Stuck to Tile and Different Tiles Were in Three Rooms.

White rubber pads under small area rugs and black rubber pads under larger oriental rugs tend to bond with the finish on Saltillo tiles and stick to the tile when pulled up, just the way it is and always will be. It is the wrong application of rubber padding under area rugs over Mexican tile. It is a very difficult job to remove old rubber padding stuck to and embedded into the face of Mexican tile, it has to be sanded and there will be dust. We have been in business since 1995 and specialize in Mexican tile refinishing.

In this particular Mexican Tile Renew project the customer wanted to be able to blend 3 different types of Saltillo tiles with the new sealer to make a much better visible transition from room to room. I do not promise miracles but we do the best we can to appease the customer, even a project where Mexican tile had been installed in the house during different decades in different rooms. The furniture was covered with plastic and legs of a table protected.

In this project the old rubber padding stuck to the face of the Saltillo tiles was stripped, scraped and sanded as best as possible to remove the black rubber padding in the living room and the office room that had embedded itself into the face of the tile over the last 40 years or so.

In this particular Mexican Tile Renew project we were able to make a much better visible transition from the very old Saltillo tile in the office to the much newer Saltillo tile in the back Florida room.

MEXICAN TILE PROJECT IN TAMPA SEEN ABOVE: When there is rubber pad stuck and embedded into Saltillo tile floors, there will be dust when the tile is sanded. There is no other option than sanding down the Saltillo tiles to remove the old rubber pad embedded into the face of the tile, don't use rubber pads under area rugs over Mexican tile.

There are very few companies like mine that will strip, clean and reseal Mexican tile or Saltillo tile in Southwest Florida let alone that will tackle the problem of old rubber pad stuck to and embedded into the face of the Saltillo tile, it is what it is, don't put rubber padding under area rugs over Mexican-Saltillo tile.

Never use rubber pads under area rugs over Mexican tile or Saltillo tile. The rubber padding is oil based, it reacts with whatever sealer you have on the tile, it actually over a period of time eats into the face of the Mexican tile, ALMOST IMPOSSIBLE TO CORRECT.

We stripped off the old sealer, filled and sanded cracked tiles and applied several coats of sealer to return the Mexican tile to it’s like new appearance as seen in the photos.

MEXICAN TILE RENEW PROJECT IN SARASOTA FL WHERE OUTDOOR TILE HAS A EFFLORESCENCE OR WHITE SPOTS PROBLEM. Efflorescence is a crystalline deposit on surfaces of masonry, exterior Mexican tile, stucco or concrete, there is no real cure for it other than removing the source of the moisture. It is whitish in appear­ance, and is sometimes referred to as “whiskers”. Efflorescence has been a problem for many years, and is a topic of much controversy. 
The formation of these salt deposits are not mysteries. They are, for the most part, water-soluble salts that come from many possible sources to mar and detract from an other­wise beautiful and serviceable structure. First of all, there must be water present to dissolve and trans­port the salts, remove the source of water and your almost there. Efflorescence, the white spots, that forms on the exterior Mexican tile of the patio in photo above. Naturally, Saltillo tile is not terribly strong or hard. Although it is comparable to other natural stone tiles such as slate or granite it can chip and crack. 
When used as exterior tiling, it can only be used in very mild climates, as harsh weather can damage the tile, it needs almost annual upkeep. Therefore, it is very rarely used for outdoor purposes these days, though in very warm climates like the Gulf coast of Florida, well maintained and sealed Saltillo tile makes for a nice tile flooring option for a patio. Typically, Saltillo tiles should be sealed after they have been installed and are completely dried and clear of extra dirt and debris and annual upkeep is highly recommended for exterior applications.  
Since humidity has a definite effect on whether or not the white salt spots appear on exterior Mexican tile, it can be assumed that efflores­cence is a seasonal problem. The intensity of efflorescence increases after rainy winter seasons, de­creases in spring, and by summer has practically disappeared.
